ARCHITECTURAL DESIGN

As part of our in-house services, McCluskey Surveyors is able to provide conceptual and detailed designs for your project using 2D CAD, ensuring a detailed brief is agreed and adhered to. We are dedicated to providing a prompt, high quality service which meets your requirements. We can discuss your proposals and advise on the design to ensure it is feasible and cost effective, and when ready, we can assist in taking your proposal through all of the statutory requirements such as Planning Consent, Building Regulations Approval and where necessary Listed Building Consent.

PLANNING & BUILDING

REGULATION APPLICATIONS

Planning applications are required for extensions, new buildings and the refurbishment of existing buildings, including where a change of use is required. McCluskey Surveyors is able to provide indicative plans and elevations for outline planning consent as well as detailed plans and elevations for full planning permission. We can undertake pre-application consultation with the relevant local authority to ensure the relevant planning criteria is met for your property.

McCluskey Surveyors will be able to advise on whether building regulation applications are required in order to ensure any construction works meet current building regulation standards. We can provide detailed drawings and specifications showing the materials and construction methods that will be employed for your project. If you are considering any works which may require a Planning and Building Regulation Application, McCluskey Surveyors can guide you through every part of the process and act on your behalf as required.

CONSTRUCTION

(DESIGN & MANAGEMENT) REGULATIONS (CDM) 2015

It is a statutory requirement that all construction projects, both residential and commercial, comply with CDM 2015. To achieve this, you should be aware of your responsibilities through the design and construction process. We can assist you in appointing a Principle Designer and Principle Contractor who will be responsible for planning, managing and co-ordinating the pre-construction and construction phases. McCluskey Surveyors will ensure that you (as our client) are able to meet these obligations, ensuring that the people working on your project are safe and protected. We appreciate that projects vary in size and the requirements of each are different. We therefore act as a consultant who is available to advise you on any matter. This includes collating pre-construction information and distributing this to the Principle Designer/ Contractor, and ensuring that the Construction Phase Plan is in place prior to commencement. We will further support you in liaising with the contractor during construction to ensure that the health and safety file is complete and in your possession by completion of the contract.
