Surveys can be instructed on residential and commercial properties whether you are selling or purchasing. They are designed to assist the seller in identifying aspects of a property that require attention in order to make it more attractive to sell. A survey is also designed to provide assurance to a purchaser that the property is in a reasonable condition when buying a property.

LIMITED SURVEY/DEFECT ANALYSIS REPORT
A limited survey would be undertaken where only specific information is required regarding the property. This may be to look at only those areas relating to the main structure of the property, commenting specifically on any structural issues or defects, or there may be specific concerns in relation to damp.
SCHEDULE OF CONDITION
A schedule of condition can be instructed for various reasons, and acts as photographic and written evidence of the condition of a property at the time of inspection. The most common circumstance for instructing a photographic schedule of condition is to record the condition of a property before commencing construction works or entering into a lease. This may also form part of a Party Wall etc. Act 1996 award.
LEVEL 2 & 3
BUILDING SURVEYS

LEVEL 2
HOME BUYER REPORT SURVEY
A Home Buyer Report can be instructed for residential properties of a conventional construction built after 1900. This provides a thorough visual inspection of the property whereby the surveyor will comment on the construction of the property and any defects, with recommendations for repairs and ongoing maintenance to prolong the life of the property.
LEVEL 3
BUILDING SURVEY
A Building Survey is more suited for larger, older properties, or where works are planned following a purchase. The Building Survey Report will comment on the construction of the property, its current condition, and advise on remedial action for defects and maintenance regimes for the property.
The same traffic light condition rating system is used to rate the elements and sub elements of the building, clearly informing you of the current condition of your intended purchase.
SNAGGING INSPECTION
McCluskey Surveyors can provide independent snagging inspections for clients and contractors alike to ensure that contracted works have been completed to a satisfactory standard. Where items are found not to have been finished to a satisfactory standard, a schedule of the outstanding items, along with details of what is required to complete them is submitted to all parties involved. This service proves useful as the service and subsequent schedule can be agreed upon, and the works finished as per the contract.
